Program Management Services
Acella Construction Corporation offers program
management services to those clients who desire an owner’s
representative that is an extension of their own forces. As
program manager, Acella will become intimate with the client’s
operations so as to prepare a program that encompasses the goals
and objectives that the owner wishes to achieve. Acella will
then implement and manage the process to ensure a successful
outcome. The following briefly describes the services we will
provide on an as needed basis per project requirements:
- Assist the owner and develop program requirements for
the projects including:
- Ascertaining size, space and area requirements
- Reviewing options for financing
- Providing information on leasing availability
- Discussing legal requirements
- Ascertaining permitting requirements and list of agencies
requiring approval
- Discussing preliminary design concepts
- Preparing preliminary budgets
- Preparing preliminary schedule
- Prepare Request for Qualifications and Request for Proposals
to solicit architects, engineers, consultants and contractors,
receive the proposals, analyze and make recommendations
to the owner on the most qualified firms to select for the
project.
- Prepare the overall budgets for the project, including
the soft costs, design fees, construction costs, furniture
and equipment costs, telephone and data costs, move costs,
and furnishings.
- Prepare a comprehensive schedule with critical milestones
and activity durations for the project including acquisition
or lease time frame, design, permitting, construction, furnishing
and move in.
- Manage the entire process and provide detailed reports,
updated costs and updated schedules to owner through:
- Weekly meetings with the design team during the design
phase
- Weekly meetings with the design team and construction
team during the construction phase
- Meetings with vendors for furniture selection, procurement
and installation
- Meeting with telephone and data vendors
- Meeting with the movers and coordinating move in
- Meeting with and coordinating furnishings and equipment vendors
